Dubai rental yields in 2026: the best areas for return on investment

Gross rental yields in Dubai are among the highest of any major city. But the figure that matters is net yield, after service charges, management and vacancy. This guide gives typical yields by area, shows how to calculate your real return and how to improve it.

  • 5–8% typical gross yield
  • 7–8% in Jumeirah Village Circle
  • 1–2 pts gap between gross and net
  • 5–8% of rent for long-term management
  • 0% local tax on rental income

Gross yields by area

Dubai SouthEmerging, near Al Maktoum Airport6.5–8%

Smaller units usually yield more than large ones: a studio or one-bed in an affordable area beats a three-bed in a prime area on yield, while prime areas tend to hold value better.

From gross to net: a worked example

Add the purchase costs (about 4.5% off-plan, 6–7.5% resale) to the price if you want a return on total cash invested.

How to maximise your yield

  1. Buy at the right price. Compare against recent DLD transactions, not asking prices.
  2. Watch service charges. A difference of AED 10 per sq ft can cost a full point of yield.
  3. Pick the right layout. Efficient studios and one-beds near metro or major roads rent fastest.
  4. Check upcoming supply. Thousands of units delivered at once in an area put pressure on rents.
  5. Furnish when it pays. Furnished units command a premium in central and waterfront areas.
  6. Use a good manager. Fast re-letting matters more than a slightly lower fee.

Remember. Yield is never guaranteed. Rents follow the market cycle, and increases on existing tenants are capped by the RERA rental index.

Frequently asked questions

What is the average rental yield in Dubai?

Typically 5 to 8% gross, depending on area and unit type, and about 1 to 2 points lower net after service charges, management and vacancy.

Which area in Dubai has the highest rental yield?

Affordable areas such as Jumeirah Village Circle, Dubai South, Arjan and Al Furjan often reach 7 to 8% gross, especially for studios and one-beds.

Is rental income taxed in Dubai?

No, individuals pay no UAE tax on rental income. Your country of residence may tax or require declaration of it.

Is short-term rental more profitable in Dubai?

It can produce higher gross income in tourist areas, but costs, management fees and seasonality are higher. Compare net figures before choosing.

How do I calculate net yield?

Take annual rent, subtract service charges, management, maintenance and a vacancy provision, then divide by the purchase price, plus purchase costs if you want a return on total cash invested.
